Terms & Conditions
These Terms and Conditions (“Terms”) apply to all bookings made through Isla Vacation (“we,” “us,” “our”), a vacation rental agency managing short-term rental properties in Puerto Rico.
If you book one of our homes through a third-party booking site, like Airbnb, VRBO & Booking.com, please follow their terms & conditions and the policies outlined in those listings.
By making a reservation, you (“guest,” “you,” “your”) agree to the following terms:
1. Booking and Payment
A reservation is confirmed only after receiving payment and a signed rental agreement, if applicable.
Full payment is due [14 days before arrival] unless otherwise stated.
We accept payments via [credit card, PayPal, Venmo, etc.].
2. Check-In / Check-Out
Check-in time: Available on the listing (varies by property, usually 3 or 4 PM)
Check-out time: Available on the listing (varies by property, usually 10 or 11 AM)
Early check-in and late check-out may be available upon request and subject to availability. We can usually confirm a few days before arrival.
3. Cancellation Policy
Cancellations made 14 days or more before arrival will receive a full refund, unless otherwise stated in the listing.
Cancellations made with less than 14 days of arrival are non-refundable, unless otherwise stated in the listing.
No refunds are issued for early departures, no-shows, or unused nights.
Travel insurance is strongly recommended.
4. House Rules
Guests agree to abide by all posted or provided house rules, including:
No smoking inside the property
No pets unless explicitly approved
No parties or events
Maximum occupancy limits must be observed
Quiet hours between 10:00 PM and 8:00 AM
Violation of house rules may result in immediate termination of the rental and forfeiture of payment.
5. Security Deposit / Damages
A security deposit may be required and is fully refundable within [7–14 days] of check-out, provided there are no damages. Deposits are processed as a pre-authorization to your card on file, not a charge.
Guests are responsible for any damage caused to the property, furnishings, or equipment during their stay.
6. Maintenance and Repairs
We make every effort to maintain properties in good working order.
Please report any maintenance or cleanliness issues immediately so we can address them promptly.
No refunds will be issued for unforeseen issues (e.g., appliance malfunctions, temporary power or water outages).
7. Limitation of Liability
We are not liable for any accidents, injuries, loss of personal belongings, or delays due to weather, transportation, or natural disasters.
Use of property amenities (e.g., pools, hot tubs, balconies) is at your own risk.
8. Force Majeure
We are not liable for any failure to perform due to events beyond our control, including but not limited to hurricanes, government actions, pandemics, or utility outages.
9. Changes to Reservations
Requests to modify a reservation are subject to availability and approval.
Rate differences or fees may apply.
10. Privacy
Guest information is kept confidential and used solely for reservation and communication purposes in accordance with our privacy policy. We do not sell or share your personal information.
11. Governing Law
These Terms shall be governed by the laws of the Commonwealth of Puerto Rico. Any disputes shall be resolved in the courts of San Juan, Puerto Rico.
By submitting a reservation, you acknowledge and agree to abide by these Terms and Conditions.
